A 30/60 Day Notice to Terminate Tenancy is the first step in evicting a tenant who is current in their rent (or does not pay any rent) and is not violating any terms of the rental agreement. The 30/60 Day Notice is a prerequisite for an eviction in California if the tenant is not violating the lease/agreement (there are different rules if a foreclosure is involved).
