Evictions in Glendale for “Just Cause”


Glendale does not have rent control, but they do have a law that says evictions can only take place for “just cause.” A “just cause” eviction is more restrictive than a normal eviction, but not as restrictive as an eviction in a rent controlled area. Under Glendale’s “just cause” eviction rules, a tenant may be evicted for 12 different reasons (described below by the City of Glendale’s bulletin). Some of the most common reasons for evictions in Glendale under Glendale’s “just cause” eviction laws are:

  1. Failure to pay the rent
  2. Breaching a term of the rental agreement
  3. Creating a nuisance or causing damage to the property
