Terminating a Section 8 Tenancy in Los Angeles, California

Landlords may wish to terminate a Section 8 tenancy in Los Angeles, California at the expiration of the rental term. Unlike most eviction cases, where a landlord is required to provide a 30 or 60 day termination notice, a tenant on Section 8 must be given a 90 day termination notice.

Landlords wishing to terminate the Section 8 contract should pay careful attention to when the contract is set to expire and serve a notice on the tenant 90 days before its expiration.

My firm can assist you with creating and serving the 90 day section 8 termination notice.

Of course, if the tenant is behind in their portion of the monthly rent, then a landlord can evict by using a 3 Day Notice to Pay Rent or Quit.
